An introduction into Architect Fees

Embarking on a home renovation or building project is an exciting venture that brings with it the promise of a fresh, personalized space. Integral to the success of such a project is the expertise of an architect, whose vision and skill can transform your ideas into tangible reality. However, before diving into the design and construction, it's crucial to understand the financial aspect of hiring an Architect. This article aims to shed light on the various factors influencing Architect fees and provide an overview of the potential costs involved.

The complexity and scale of your project are primary determinants of cost. Whether you're looking at a modest extension or a grand new build, we will assess the workload and responsibilities to quote our fees accordingly.

Fee Structures

Architects may charge in several ways:

  • Fixed Fee: A set price for the entire project.

  • Percentage of Construction Cost: Typically ranging from 5% to 20% for a full scope architect package, you may choose to not include some of the scope which would lower the overall percentage.

  • Hourly Rate: Useful for smaller projects or consultations, with rates varying widely based on experience and reputation.

Sap Architecture will typically charge a fixed fee that is calculated after meeting with our clients to understand the project brief and requirements. However, if the project is large and highly detailed, we may look at whether a percentage fee would be more suitable.

Be mindful of extra costs such as permits, surveys, and engineering services that are generally not included in our initial quote as most of these are project specific.

Concept Design

Initial consultations and early design sketches are often the first steps in your journey. This is typically the second highest cost of the process as we use this essential stage to develop a solid foundation for your project that will carry through to the other stages.           

Design Development and Town Planning

During the next stages we work with our clients to finalise the design with any tweaks required so it is ready to submit for a planning permit (if required), and progress to the construction documentation. This stage is typically the lowest cost as a lot of the work is already done in the first stage.

Construction Documentation

As the project progresses, detailed drawings and specifications become necessary, leading to an increase in costs due to the higher level of detail and time investment required.

This is the main stage that we can tailor our fees to suit your needs and budget, for example a project that is highly complicated and requires a high level of detail will result in a higher fee. Whereas, a simple project that is easily understood by builders with a typical drawing package will have lower fees.

We can also include internal documentation as a separate fee to consider that includes large scale plans and elevations for wet areas, kitchens, feature joinery, joinery items, plumbing fixtures, and internal material schedules.

Contract Administration

If you opt for full project management services from us, we will oversee the construction phase to ensure fidelity to the design and contract. This will be a significant piece of mind expenditure, as we understand the construction process and contracts to ensure the building of your dreams is realised to the expected quality, timeframe and cost.
